Champlain Towers South partially collapses
NIST says the 12 floor condominium partially collapsed at approximately 1:30 a.m. EDT. NIST later said the collapse took the lives of 98 people.
Early on June 24, 2021, much of the 12 story Champlain Towers South condominium in Surfside, Florida, collapsed, killing 98 people. NIST opened a National Construction Safety Team investigation and in June 2026 released technical findings tracing the collapse to failed slab to column connections under the pool deck. A Miami-Dade court approved a settlement of more than $1 billion for victims in June 2022, and Florida adopted new condominium inspection rules.
NIST released its technical findings in June 2026 and is writing a final report that will include recommendations for codes, standards and practices. NIST has not announced a date for the final report.

NIST began deploying a team of six scientists and engineers to collect firsthand information.
NIST announced a full technical investigation under the National Construction Safety Team Act to determine the likely technical cause and recommend improvements to building codes and practices.
NIST says evidence was tagged, photographed and removed from the debris pile at the collapse site.
NIST says collected evidence was cataloged in a secure warehouse.
SB 4-D took effect, requiring condominium and cooperative associations to have milestone inspections performed on certain buildings and revising rules on reserves and official records. It became Chapter 2022-269.
Miami-Dade Circuit Judge Michael Hanzman approved a $1.02 billion fund for people who lost family members or were injured, drawn from 37 sources, with none of the parties admitting wrongdoing. About $96 million was set aside for owners of the 136 units.
NIST moved the evidence to a new warehouse, with special handling for the most fragile pieces.
NIST photo captions show concrete and reinforcing steel cores collected from the evidence and prepared for compression and other tests from July through September 2023.
NIST says concrete samples were soaked in water in a test designed to measure how quickly water and the chemicals it carries are absorbed.
NIST says 25 hard drives recovered from the site were too damaged to read.
NIST released a report to Congress with an update on the Champlain Towers South investigation.
The investigation team presented an update to structural engineers.
NIST released an extensive video update on the investigation.
NIST says full scale replicas of building components were built and tested to failure at the University of Minnesota and the University of Washington, with slab and connection tests shown in June 2025.
NIST said the Champlain Towers South investigation was nearing completion of its technical work.
NIST submitted its annual report to Congress summarizing fiscal year 2025 progress on its construction safety investigations.
NIST said the collapse began in early June 2021 when two garage column to pool deck slab connections failed in punching shear, leading to the June 24 partial collapse. It said later modifications and corrosion diminished the margins against failure and ruled out vibrations from nearby construction and foundation failure.
NIST announced a virtual meeting of the National Construction Safety Team Advisory Committee for September 23 and 24, 2026.
At the two day meeting, co-lead Judith Mitrani-Reiser highlighted eyewitness accounts of building issues in the weeks, days and hours before the partial collapse that NIST says support its findings.
NIST said co-lead Glenn Bell presented potential recommendation topics including quality and design of construction, code enforcement and records retention policies, and building inspections. No date was given for the final report.
